A Kroger Marketplace is set to occupy most of a former Walmart box at Perimeter Village in Dunwoody, marking a major backfill of one of the shopping center’s largest spaces. According to the Atlanta Business Chronicle, Kimco, which has owned Perimeter Village since 2022, has reached an agreement for Kroger to take 118,000 square feet within the 183,000-square-foot former Walmart building. Walmart vacated the building in 2024, leaving a sizable vacancy at the center near Perimeter Mall.
The Kroger Marketplace format planned for Perimeter Village will be larger than a typical grocery store and is expected to offer an expanded range of goods and services. The concept will include a drive-thru pharmacy, providing convenient prescription access, and a fuel station on-site. Inside the store, plans call for a Starbucks coffee counter and several specialty departments, including baby apparel and kitchenware, adding to the property’s soft-goods and general merchandise mix.
Perimeter Village is located at the intersection of Ashford Dunwoody Road and Meadow Lane, in a retail corridor that has been active for decades. The shopping center dates back to the 1990s and has evolved into a multi-tenant retail destination with a variety of national and local operators. The addition of a large-format Kroger Marketplace continues the property’s orientation toward high-traffic, needs-based retail.
The existing tenant roster at Perimeter Village reflects a broad mix of categories. Current retailers include children’s apparel brand Carter’s, footwear retailer DSW, arts-and-crafts and home décor chain Hobby Lobby, Perimeter Bottle Shop and World Market. These are complemented by several restaurant and service-oriented tenants, creating a diverse lineup that is intended to drive repeat visits and cross-shopping within the center.
While the Kroger deal addresses a substantial portion of the space left behind by Walmart, some questions about the former big-box building remain unresolved. Kimco has not disclosed how it will reposition or lease the remaining square footage within the 183,000-square-foot structure that is not being taken by Kroger. The configuration and future tenant mix for that balance of space have not been detailed.
Kroger has also not announced a projected opening date for the new Marketplace location. No timeline for store construction, build-out or launch has been provided publicly, leaving the schedule for the transition from a former Walmart to an operating Kroger Marketplace open-ended at this stage.
The deal underscores the strategic importance of large-format, necessity-based retailers in established suburban shopping centers. By securing a long-term operator for a majority of the former Walmart footprint, Perimeter Village appears positioned to maintain its role as a key retail destination in the Dunwoody area once the store comes online and the remaining space is addressed.
