The sale of a newly built, rail-served cold storage facility to an institutional investor client underscores sustained capital interest in mission-critical food logistics assets despite limited disclosed pricing data.

BGO and Yukon Real Estate Partners have sold New Century Cold Storage, a newly constructed, plant-attached cold storage warehouse totaling 291,000 square feet in New Century, Kansas. The buyer is a client of MetLife Investment Management, which acquired the asset from the joint venture that owned and co-developed the facility.

The property was purpose-built as a plant-attached, build-to-suit warehouse for CJ Logistics America. According to Kevin Rivest, managing partner at BGO, the facility’s design and location are intended to support food production and logistics operations. He noted that with its purpose-built configuration, strategic positioning and integration with nearby food-related uses, the asset is expected to contribute to the resilience of U.S. food supply chains over the long term.

New Century Cold Storage is rail-served and directly connected to an adjacent plant, reflecting the specialized operational needs of food logistics users. The plant-attached layout allows for streamlined movement of goods between production and storage, aligning cold storage capacity with manufacturing output.

The facility is located within the Johnson County Airport Commission’s New Century AirCenter industrial park. As part of this setting, the building benefits from established industrial infrastructure and governance by the airport commission, which oversees the broader industrial campus.

Transportation access is a defining feature of the asset. The property includes a direct rail spur to the building and offers access to the BNSF Railway transcontinental intermodal facility, providing connectivity to national rail freight networks. In addition, the site is positioned less than four miles from Interstate 35, giving users trucking access to regional and national highway routes.

The combination of rail service, highway proximity and a plant-attached, build-to-suit configuration for a single logistics user underscores the facility’s role within the food logistics and cold storage supply chain. The sale to an institutional investor client of MetLife Investment Management highlights ongoing interest in modern, highly specialized industrial assets that support essential distribution and production functions.
