JLL has finalized 24,107 square feet of office leasing at 757 Third Ave. as New York Life advances a renovation program at the Midtown East property. The activity coincides with planned cosmetic upgrades to the building’s lobby and the introduction of a new prebuilt office initiative aimed at delivering move-in-ready space.
The recent leases are anchored by financial services firm Dutchess Management, which expanded into the entire 24th floor. The expansion totals 6,987 square feet and reflects the tenant’s decision to grow its footprint within the building. Dutchess Management was represented by Mark Weiss and Jenna Catalon of Cushman & Wakefield in the transaction.
Another full-floor commitment came from Yuco Management, a real estate development and management organization. Yuco Management signed a new lease for an entire floor totaling 6,960 square feet and is relocating from 200 Park Ave. The firm was also represented by Cushman & Wakefield’s Mark Weiss and Jenna Catalon, underscoring the brokerage team’s continued presence in the Midtown East leasing market.
In a separate transaction, Elite entered the property with a new full-floor lease, also totaling 6,960 square feet. The tenant was represented by Cushman & Wakefield professionals Adam Ardise, Stephen Bellwood and Rachel Rosenfeld. The deal adds another full-floor user to the roster at 757 Third Ave., contributing to the building’s recent leasing momentum.
Rounding out the activity, real estate investment firm Wharton Equity Partners renewed its lease for 3,200 square feet at the property. Wharton Equity Partners was represented by Cushman & Wakefield brokers Jonathan Serko, Barry Zeller and Barry Garfinkle. The renewal illustrates the building’s ability to retain existing tenants alongside securing new and expanding occupiers.
JLL serves as the agency leasing broker for 757 Third Ave. The leasing team is led by vice chairman Mitch Konsker, executive managing director Clark Finney, senior managing director Simon Landmann, senior vice president Kristen Morgan and vice president Lance Yasinsky. Their role includes marketing the property as New York Life advances lobby improvements and launches the prebuilt office program, which is expected to deliver contemporary suites aligned with current tenant preferences.
