Clear Investment Group has expanded its presence in the Washington, D.C. multifamily market with the acquisition of Woodland Estates, a 300-unit apartment community in Southeast Washington, D.C. The Chicago-based real estate investment firm completed the purchase through a receivership auction, aligning the deal with its value-add strategy.
The acquisition represents Clear Investment Group’s second investment in the Washington metropolitan area. With Woodland Estates added to its holdings, the firm now controls nearly 1,000 apartment units across the region, reinforcing its focus on workforce housing in major urban markets.
Woodland Estates is located in the Anacostia neighborhood, approximately five miles from downtown Washington, D.C. The property is positioned as a value-add opportunity for Clear Opportunities Fund II, the firm’s investment vehicle that is targeting assets where capital improvements can drive performance and enhance long-term value.
As part of the business plan, Clear Investment Group intends to implement significant capital improvements at Woodland Estates. The planned work is aimed at modernizing the community, with the goal of improving the resident experience while enhancing the property’s competitive position within the local multifamily landscape.
Amy Rubenstein, CEO of Clear Investment Group, said the company views Woodland Estates as representative of the opportunities it is actively seeking. She described the community as well-located workforce housing that can be acquired at an attractive basis and upgraded in a way that benefits both residents and investors.
Rubenstein also commented on the underlying strength of the Washington, D.C. multifamily market. She cited the area’s diverse employment base, solid household income levels, and ongoing demand for quality affordable housing as drivers of resilient fundamentals. Against that backdrop, the company sees continued room to grow its footprint in the region.
The acquisition of Woodland Estates underscores investor interest in value-add multifamily opportunities in established urban neighborhoods. By targeting a property obtained through a receivership auction and allocating capital for upgrades, Clear Investment Group is positioning the asset to participate in the continued demand for affordable, updated rental housing in Southeast Washington, D.C.
