Terra has completed the first phase of Upland Park, a major mixed-use development planned as a $1 billion, transit-oriented community in West Miami-Dade County. The project is being developed on the site of the Dolphin Park-and-Ride Transit Terminal Facility, which is being transformed into a 47-acre master-planned destination with residential, retail, and commercial components. The initial phase is now delivered, bringing new multifamily housing to the area as part of a broader, long-term redevelopment vision.
The newly completed first phase of Upland Park consists of 578 multifamily residences. Leasing for these units is currently underway, and tenant move-ins have already begun, signaling that the residential component is transitioning from construction to active occupancy. The multifamily buildings delivered in this phase form the foundation of the community that Terra and its public-sector partner intend to build around the transit infrastructure.
Upland Park is structured as a public-private partnership between Terra and the County, reflecting a coordinated effort to intensify development at an existing transit asset. The master plan calls for a mix of residential and commercial uses, integrating homes, shopping, and workplaces adjacent to the transit terminal. As the community builds out over time, the intent is to convert what was previously a single-use transit facility into a multi-use hub for surrounding neighborhoods.
The project design team includes PPK Architects, working in collaboration with Arquitectonica. Together, they are responsible for shaping the overall vision and architectural character of Upland Park. The plan anticipates a variety of building types, with future phases expected to introduce additional mid-rise and garden-style apartment buildings that will expand the multifamily footprint beyond the initial 578 residences.
In addition to more housing, later phases of Upland Park are expected to incorporate new retail and commercial space. These elements are intended to support on-site residents and the broader community, while leveraging the visibility and accessibility provided by the Dolphin Park-and-Ride Transit Terminal Facility. The integration of retail and commercial uses is a key feature of the project’s mixed-use positioning.
Construction on the second phase of residential development is expected to begin later this year. That next phase is planned to add another 484 multifamily apartments to the community, substantially increasing the total housing count at Upland Park once delivered. This continued pipeline of new units illustrates the multi-phase nature of the development and the scale of the County’s collaboration with Terra.
Upland Park is located at 1455 NW 121st Avenue in West Miami-Dade County. Monthly rental rates at the property start in the $2,000s, positioning the community within a price band that may appeal to a range of renters seeking transit access and new construction. As lease-up progresses and subsequent phases move into construction, the project is set to play a growing role in reshaping land use around the Dolphin Park-and-Ride node.
