Walton Communities has completed the sale of two rental communities in the Walton Lakes portfolio in Atlanta, transferring ownership of both properties to Clark Ventures. The transaction includes Walton Lakes, a 305-unit market-rate multifamily community, and The Legacy at Walton Lakes, a 126-unit age-restricted affordable property serving residents 55 and older under the LIHTC program. Both assets are located within the same master-planned setting in the Walton Lakes area.
As part of the transaction, Clark Ventures assumed existing HUD financing on Walton Lakes, allowing the new owner to step into the in-place federal debt structure rather than arranging a new loan. For The Legacy at Walton Lakes, JLL represented the buyer in securing affordable acquisition financing, providing advisory support specific to the community’s 55-plus LIHTC profile. The combination of assumed HUD debt and new affordable financing underlines the presence of multiple federal and programmatic capital sources in the capitalization of the two assets.
Walton Lakes and The Legacy at Walton Lakes were completed in 2009 and together comprise six garden-style residential buildings. Across the two communities, the properties offer one-, two-, and three-bedroom apartment homes, providing a range of layouts for both market-rate renters and income-restricted senior households. Common-area amenities available to residents include private patios or balconies, a clubhouse, swimming pool, fitness center, picnic area, playground, and a business center, supporting a full-service rental living environment.
The properties are located on a 35.83-acre site at 4687 Camp Creek Parkway in Atlanta’s South Fulton submarket. The sizable land area accommodates the six-building garden-style configuration as well as the shared amenity package and outdoor spaces. The location in South Fulton positions the communities within a suburban-style setting while maintaining access to the broader Atlanta metro area.
On the capital markets side, JLL Capital Markets’ Investment Sales & Advisory team represented Walton Communities as the seller in the disposition. The team included John Weber, Peter Yorck, and Nick Brown, while JLL’s Affordable Housing group, led by Doug Childers, Michael Fox, Murphy Holloway, and Melissa Bloem, supported the assignment with specialized expertise for the LIHTC component at The Legacy at Walton Lakes. Their combined role covered both the investment sales execution and the buyer’s affordable financing needs.
With this sale, Walton Communities has exited its ownership position in these two Walton Lakes assets, while Clark Ventures has expanded its holdings in the Atlanta multifamily market with a combined 431 units across market-rate and affordable senior housing. The transaction illustrates ongoing investor interest in stabilized garden-style product with both conventional and restricted-income components in Atlanta’s South Fulton submarket.
