Renewals and expansions at a recently upgraded Financial District campus show that well-amenitized, modernized office assets continue to attract commitments despite broader sector headwinds.

Tishman Speyer has secured a new wave of leasing activity at 125 High Street, its 1.5-million-square-foot office campus in Boston’s Financial District. The latest signings and renewals total 149,155 square feet and involve a mix of headquarters expansions and multi-year extensions from existing tenants.

MG+M The Law Firm expanded its footprint at the property by 5,740 square feet, increasing its headquarters presence at 125 High Street to 44,580 square feet. The law firm’s growth within the complex underscores its decision to deepen its commitment to the campus rather than relocate.

Investment banking firm William Blair has agreed to a nine-year lease extension covering 20,115 square feet at the property. The long-term renewal signals the tenant’s intention to remain in place at 125 High Street for the foreseeable future.

Asset manager Breckinridge Capital Advisors also opted to extend its stay at the campus. The company signed a three-year lease extension to maintain its 16,460-square-foot headquarters within the property, continuing its occupancy in the Financial District location.

In addition to these commitments, two other long-term tenants executed lease extensions and expansions that together account for another 68,000 square feet at 125 High Street. The specific tenants and suite sizes were not disclosed, but the combined activity contributes significantly to the nearly 150,000 square feet of leasing reported by Tishman Speyer.

The owner recently completed a comprehensive revamp of the 125 High Street campus, which consists of three office towers connected by a central atrium lobby. As part of this repositioning effort, the property now features a full suite of new and enhanced amenities, expanded coworking and event spaces, and hospitality-inspired lobbies and common areas. The upgrades are intended to elevate the workplace experience and support tenant engagement.

Jeff Moore, managing director at Tishman Speyer, said the firm’s approach is based on the view that office environments must evolve continuously. He noted that the company continues to invest in amenities, hospitality, and the overall customer experience to reinforce 125 High Street’s appeal to leading companies. According to Moore, the renewed and expanded tenant commitments at the campus reflect this strategy and the attractiveness of the enhanced workplace setting.

Collectively, the expansions and extensions at 125 High Street demonstrate ongoing tenant appetite for upgraded office space in Boston’s core business district. The recent leasing also illustrates how capital investment into amenities and common areas can help retain and grow existing tenancy at large, multi-building office campuses.
