Stotan Industrial has purchased approximately 15 acres at 11231 Katherines Crossing in Woodridge, Illinois, with plans to develop a new industrial facility known as Stotan Crossings Woodridge. The planned building will total 221,400 square feet and is designed as a modern distribution and logistics asset within an established business park setting.
The property is located in Internationale Business Centre near the interchange of Interstates 55 and 355, positioning the project with direct access to key regional transportation routes. The site is intended to integrate into the existing corporate and industrial environment while offering new large-block space to users seeking contemporary specifications.
Stotan Crossings Woodridge is planned as a single-load facility totaling 221,400 square feet. The building is expected to feature 36-foot clear height, supporting modern racking and storage requirements, along with 27 dock-high loading doors and 2 drive-in doors to accommodate a range of logistics and warehouse operations.
The site plan also calls for 41 dedicated trailer parking stalls and 194 automobile parking spaces, providing capacity for truck-intensive users as well as employee and visitor parking. These features are aimed at serving distribution, light manufacturing, or other industrial tenants that require a combination of dock capacity, trailer storage, and on-site parking.
Construction on the project began in June 2026, with completion anticipated in 2027. The development timeline positions the facility to deliver new industrial space to the market in the near term, with leasing activity expected to follow as construction progresses.
Leasing for Stotan Crossings Woodridge will be led by Cushman & Wakefield’s Chicago industrial team. The assignment is being handled by brokers Sean Henrick, Jason West, Ryan Klink and Connor Niego, who will be responsible for marketing the building and securing tenants once the facility is closer to delivery.
Commenting on the initiative, Blake Waeghe, Development Manager at Stotan Industrial, said the site’s location and long-term fundamentals were compelling early in the evaluation process. He added that the project is intended to deliver a modern, high-quality asset that aligns with current market demand while fitting into the surrounding business park and broader community.
