Blackstone has obtained a $205 million refinancing for EAST Miami, a full-service hotel in the Brickell neighborhood of Miami, with JPMorgan Chase providing the new loan. The property, described as a 352-room and 352-key hotel, gives Blackstone fresh debt capital roughly a year after the firm acquired the asset in 2025 for $300 million. Trinity Investments and Certares Real Estate Management sold the hotel to Blackstone in that transaction, positioning the new owner to now recapitalize the asset with a sizable senior loan.
EAST Miami rises 39 stories at 788 Brickell Plaza and opened in 2016 as part of the initial phase of Brickell City Centre. The broader Brickell City Centre development was delivered by Swire Properties as a $1.1 billion mixed-use complex totaling 5 million square feet. Within that context, the hotel serves as a hospitality anchor for the project, connecting guests to the larger retail, office, and lifestyle offerings throughout the complex.
The 536,070-square-foot tower was designed by Arquitectonica and incorporates a mix of traditional hotel rooms and longer-stay accommodations. EAST Miami is programmed with 255 rooms, 89 residences, and eight suites, all featuring floor-to-ceiling windows and private balconies. The combination of room types positions the property to serve both short-term visitors and guests seeking extended-stay or residential-style layouts in the heart of Brickell.
Amenity offerings are a central component of the asset. The hotel includes Sugar, a rooftop bar perched atop the tower, as well as a swimming pool supported by a bar and lounge areas. A signature restaurant, fitness center, and wellness facilities are also part of the on-site program. Additional hospitality and social spaces include a tearoom and the Domain, a lobby-level venue described as part café and part coworking environment, which is intended to serve both guests and daytime users.
For group and corporate demand, EAST Miami offers multiple conference rooms and meeting venues distributed throughout the building. These facilities complement the broader Brickell City Centre environment and support the property’s positioning within Miami’s business and leisure travel ecosystem. Against that backdrop, the new $205 million loan from JPMorgan Chase underscores ongoing lender engagement with well-located hospitality assets embedded in large-scale mixed-use developments.
