The JV and co-investment structure around Solomon Farms underscores continued equity appetite for large mixed-use projects anchored by growing university markets.

Trilogy Investment Company has closed on Solomon Farms, a 219-acre master-planned community site in Statesboro, Georgia, forming a joint venture with landowner RLB Squared. Diversified Investment Group participated in the transaction as a co-investment partner alongside Trilogy, supporting the capitalization of the project.

The Solomon Farms site is located just outside the main entrance of Georgia Southern University, positioning the community adjacent to one of the area’s primary institutional anchors. The master plan calls for more than 1,200 residential units and four commercial parcels, combining for-sale housing, rental housing, student-focused product, and neighborhood-serving commercial uses.

Planned for-sale residential components include 298 fee-simple single-family detached lots, providing traditional ownership opportunities within the community. The plan also calls for 101 build-to-rent townhome lots, adding a rental option that still offers a single-family-style living experience.

The project’s student-focused housing program is designed in two phases. Phase one is expected to deliver a student housing community with 672 apartment beds, while phase two is planned to add approximately 700 cottage beds. This phased approach aims to align new student housing supply with enrollment trends at Georgia Southern University.

Beyond student housing and single-family product, Solomon Farms is expected to include 300 multifamily units. These units will broaden the community’s appeal to a wider range of renters beyond the student population, adding a conventional multifamily component to the overall mix.

Four commercial parcels are also planned within the development. Retail and commercial space on these sites is intended to serve both residents of Solomon Farms and the broader surrounding community, enhancing the project’s mixed-use character and supporting day-to-day needs close to campus.

The location benefits from proximity to Georgia Southern University, which reached a record enrollment of nearly 30,000 students for fall 2025. Statesboro is situated roughly an hour northwest of Savannah, connecting the project to a larger regional economic base while remaining closely tied to the university.

Solomon Farms is scheduled to be developed in multiple phases, allowing the joint venture to stage infrastructure, residential product, and commercial space over time. The phased rollout provides flexibility to respond to demand from students, renters, and homebuyers as the community builds out.
