The sale of this long-held, income-producing downtown Hinsdale asset highlights durable investor appetite for small-scale mixed commercial properties in established suburban cores where supply is finite.

NAI Hiffman and GREA have completed the sale of the Downtown Hinsdale Portfolio, a four-parcel, multi-tenant commercial property in the heart of downtown Hinsdale, Illinois. The portfolio is centered at 10 W. Chicago Avenue and consists of multiple connected structures and associated land in a walkable downtown setting.

The property comprises a 37,540-square-foot site that has been improved with a combination of single-story and partial two-story buildings. Existing improvements include a single-story barrel-truss-roof building as well as an additional structure with both two-story and single-story sections. Together, the buildings total approximately 19,690 net rentable square feet, supported by a 49-space surface parking lot serving tenants and visitors.

The barrel-truss building at 10 W. Chicago Avenue dates back to 1926, when it was originally constructed for the Weiss Auto Shop. Additional commercial space at 26-28 W. Chicago Avenue was added around 1932, creating a larger footprint that has evolved into today's multi-tenant configuration. The property reflects a long commercial history along Chicago Avenue while continuing to operate as an income-producing asset.

According to NAI Hiffman and GREA, the portfolio offers a mix of street-level retail and upper-level office space. The buildings feature five ground-level retail spaces, providing storefront exposure in downtown Hinsdale, and eight second-floor offices that add to the property's income stream. The configuration allows for a range of small commercial users within a compact footprint.

On the transaction side, NAI Hiffman Senior Vice President Arthur Burrows, along with GREA Senior Managing Directors William Montana and Christopher Sackley and Associate Kyle Jamison, represented the ownership group as the sole and exclusive agents in the sale. The firms jointly marketed and executed the disposition on behalf of the sellers.

The sellers originally acquired the portfolio in 1964 from the Comiskey family, the original owners of the Chicago White Sox, and have held the asset for decades. With the completion of this sale, the long-held ownership stake in the historic downtown Hinsdale property has transferred to a new, undisclosed buyer. Financial terms of the transaction, including sale price and yield metrics, were not disclosed.
