Lovett Industrial and NewQuest are collaborating on Seguin Exchange Commerce Park, a new Class A industrial campus planned within the city of Seguin, Texas. The partners are planning the project on a 164-acre site, positioning it as a large-scale industrial and manufacturing hub within the broader Seguin Exchange development.
At full build-out, Seguin Exchange Commerce Park is expected to deliver more than 2,000,000 square feet of industrial and manufacturing space. The master plan calls for buildings ranging in size from 30,000 square feet to approximately 1,300,000 square feet, allowing the campus to accommodate a wide mix of user profiles and operational requirements.
The industrial park is being designed to serve both speculative and build-to-suit demand. According to the project description, the campus will target users in advanced manufacturing, logistics, and high-power operations, reflecting a focus on production, distribution, and energy-intensive uses. The ability to deliver speculative buildings alongside customized facilities is intended to give prospective tenants flexibility in how they approach occupancy and expansion.
Seguin Exchange Commerce Park is a component of NewQuest's larger 544-acre Seguin Exchange mixed-use development. That broader project is planned to integrate multiple property types, including retail, restaurant, entertainment, hospitality, medical, multifamily, and industrial uses. The plan calls for a shopping center anchoring the development, which is expected to total more than 750,000 square feet of space.
Within this mixed-use framework, the industrial campus will serve as the dedicated hub for manufacturing- and logistics-oriented operations, while other parcels at Seguin Exchange will support residential, medical, and consumer-facing uses. This configuration is intended to bring employment, services, and amenities together on a single large-scale site in Seguin.
Leasing responsibilities for Seguin Exchange Commerce Park have been assigned to Cavender & Hill. The leasing team is being led by Ty Bragg, Lee Jordan, and Ford Douglass, who will be responsible for marketing the park's speculative buildings and coordinating build-to-suit requirements for industrial and manufacturing users.
As plans advance, the combination of large-format industrial space, flexible building sizes, and the surrounding mixed-use components is expected to define Seguin Exchange Commerce Park's role within the larger Seguin Exchange development. The project's scale, industrial focus, and integration into a multiuse environment distinguish it as a significant planned industrial node in Seguin, Texas.
