Alexandria Real Estate Equities, Inc. has completed a new research and development hub for Bristol Myers Squibb at the Campus Point by Alexandria Megacampus in San Diego. The purpose-built facility totals 427,000 square feet and is designed to support the biopharmaceutical companys scientific and innovation-focused operations within one of the regions established life science clusters.
The delivery of the Bristol Myers Squibb hub extends a relationship between the two companies that dates back to 1998. Over that period, Alexandria and Bristol Myers Squibb have partnered across the real estate investment trusts life science and advanced technology clusters, with Campus Point representing a key location in that broader ecosystem. The new R&D hub is positioned within the megacampus to integrate with existing infrastructure and tenant activity.
Campus Point by Alexandria has evolved over more than a decade into a large-scale, multi-phase life science campus. The initial phase of the megacampus was launched in 2010, 16 years after Alexandria made its first acquisition in San Diego. Since then, the company has expanded the campus into a substantial concentration of life science and technology space aimed at serving a range of tenants from emerging growth firms to global biopharmaceutical companies such as Bristol Myers Squibb.
As of March 31, 2026, Campus Point spanned a total of 2.9 million square feet. Within that footprint, 1.3 million square feet was in operation, providing a significant inventory of active life science space. An additional 0.9 million square feet was under construction, signaling continued build-out of the megacampus, while 0.7 million square feet remained available for future development and redevelopment, allowing for further expansion and repositioning over time.
Alexandria reports that Campus Point was 95.4% occupied as of the same date, reflecting a high level of tenant demand within the megacampus. The combination of operational space, ongoing construction and planned future phases underscores the scale of the project and its role as a regional hub for research, development and related activities in the life science sector.
Commenting on the project, Bret Gossett, executive vice president, co-regional market director and head of leasing for the San Diego region at Alexandria, emphasized that Campus Point is strategically designed to accelerate innovation. He noted that the megacampus offers tenants flexibility to expand within the same ecosystem, supports recruitment and retention of top talent, and provides mission-critical infrastructure to help translate research into life-changing treatments. Gossett also highlighted the ability of tenants to leverage key industry relationships within the campus environment.
The addition of the 427,000-square-foot Bristol Myers Squibb R&D hub further reinforces Campus Points positioning as a major life science destination in San Diego. With a mix of stabilized assets, active development and entitled future capacity, the megacampus continues to function as a large, integrated environment for companies seeking purpose-built space to support their research and development pipelines.
