Affinius Capital has provided a $35 million refinancing loan for Village Green at Bridgeland Central, a Class A mixed-use commercial property in Cypress, TX. The development totals approximately 198,000 square feet and sits within Bridgeland, an 11,500-acre master-planned community in Northwest Houston. The borrower is Howard Hughes Communities, the developer of the broader Bridgeland community.

Completed in 2025, Village Green at Bridgeland Central is reported to be nearly fully leased, reflecting strong tenant demand for the project. The property brings together retail and office space in a single mixed-use environment, contributing to the commercial core of Bridgeland Central.

The retail component consists of a 149,000-square-foot center anchored by Texas grocery chain H-E-B. This anchor tenancy positions the property as a daily-needs destination within the community and supports steady foot traffic for the surrounding retail spaces. The rest of the retail footprint is integrated into the overall mixed-use plan at Village Green.

The office portion of the project comprises a three-story, 49,000-square-foot Class A building. It is described as the first full mass timber office development in the greater Houston area, highlighting a focus on modern building materials and design. The office building is designed to achieve LEED Gold and Fitwel certifications, indicating an emphasis on sustainability and wellness, and it is reported to be nearly 100% leased.

The refinancing was arranged by a JLL team of Colby Mueck, Kelly Layne, Jack Britton, and Scot Sarlin. Their role encompassed structuring and securing the loan on behalf of Howard Hughes Communities. The new financing is secured by a stabilized, nearly fully leased asset that anchors retail and office activity within the Bridgeland master-planned community.

The transaction underscores continuing lender interest in well-leased, high-quality mixed-use assets in established master-planned environments. With a major grocery anchor, a fully leased sustainable office building, and a sponsor with an established role in the community, Village Green at Bridgeland Central has attracted institutional debt capital to support its ongoing operation.
