Peerless Development is advancing plans for a new student housing community immediately behind North Carolina State University’s South Campus. The company is pursuing a purpose-built project on Crest Road that is designed to accommodate 713 student beds, targeting residents who want proximity to the university.

According to site plans reported by the Triangle Business Journal, the proposal calls for a mixed-use building that will vary in height from five to seven stories. The height variation reflects grade changes across the development site, which require the structure to step up and down along the terrain rather than maintain a uniform elevation.

The building program includes a total of 259 residential units. The current layout breaks down into 50 one-bedroom units, 80 two-bedroom units, 23 three-bedroom units, 96 four-bedroom units, and 10 five-bedroom units. This mix is tailored to shared living arrangements typical of student housing, with a significant share of larger units designed to house multiple occupants per apartment.

Plans for the project also include two full levels of underground parking beneath the residential component. The below-grade garage is expected to provide 294 parking spaces to serve residents and visitors. By parking the cars underground, the design enables a denser residential program on the 2.57-acre site while keeping surface areas available for the building footprint and outdoor amenities.

The only amenity specifically detailed in the current planning documents is a swimming pool. While additional features may be incorporated as the design advances, the pool is the sole amenity outlined in the materials reported to date. Peerless Development also expects to incorporate a retail component into the project, bringing a mixed-use element to the student-focused property, though the plans do not yet specify the size or type of retail space.

The project site is located at 1523 Crest Road, which is presently occupied by an existing apartment complex. That property will need to be demolished before construction on the new development can begin, indicating that the project involves both site clearance and ground-up construction on an already residentially improved parcel.
