Trinity Capital Advisors and Town Lane have begun a comprehensive renovation program at a 15-story, 388,657-square-foot office tower at 440 South Church Street in Charlotte. The investors are committing $20 million to refresh the 17-year-old building, with work centered on overhauling both lobbies and modernizing a range of shared spaces. According to reporting from the Charlotte Business Journal, the asset is currently less than 50% leased, and the repositioning is aimed at upgrading the tenant experience throughout the property.
The project scope includes improvements to existing tenant amenities, common areas and conference rooms within the building. In total, the interior renovation work will span approximately 21,000 square feet. In addition to the interior upgrades, the ownership team is planning significant enhancements at street level, targeting the building’s presence and interface with the surrounding urban environment.
As part of the effort to attract new users, Trinity Capital Advisors and Town Lane are also building out about 24,000 square feet of speculative office suites on the ninth and tenth floors. These move-in-ready spaces are intended to give prospective tenants near-term options while the broader capital program is underway. Construction and build-out are expected to conclude in the second quarter of 2027, positioning the tower with a refreshed offering over the next several leasing cycles.
The current owners acquired the property in October 2025, purchasing it from Epic Investment Partners for approximately $75.8 million. Trinity Capital Advisors originally developed the tower, which was delivered to the market in 2009, and has now returned to reposition the building through a new investment partnership with Town Lane. The combination of a prior development role and a fresh ownership structure underpins the current capital investment strategy.
Design and construction responsibilities have been assigned to established local teams. Redline Design Group is serving as the project architect and designer, leading the reimagining of the interior and lobby environments. Choate Construction is acting as the general contractor, managing execution of both the interior renovations and the exterior, street-level upgrades. Taken together, the capital plan, speculative suites and design updates underscore a concerted effort to reintroduce the under-leased tower to the Charlotte office market by mid-2027.
