Merus has released the first conceptual renderings for the retail district within its planned $450 million Rivergate redevelopment in the Nashville area. The new images outline how the former RiverGate Mall property will be repositioned into a contemporary, walkable environment anchored by a mix of uses and a significant open-space component.
The master-planned project spans 57 acres in the Rivergate corridor, where the enclosed mall is being demolished to make way for a mixed-use district. Plans call for a combination of housing, retail, restaurants, public gathering areas, and upgraded infrastructure, reflecting a shift from a traditional mall format to a multiuse neighborhood setting.
The current program includes approximately 120,000 square feet of commercial space, incorporating the existing Guitar Center on the site. In addition to the commercial component, the plan features 710 multifamily units, 80 senior living units, and 127 townhomes, creating a broad mix of residential options at different density and age segments.
The development will also introduce hospitality and healthcare-oriented uses. The concept calls for a 120-key hotel, as well as 20,000 square feet of medical office and office space, positioning the project to serve both local residents and visitors. Public gathering spaces are envisioned as a core feature, with the goal of supporting community events and day-to-day social activity once the project is delivered in phases.
On the retail side, Merus has brought in CBRE to lead leasing efforts for the commercial space. Nick Goss and Zach Boze at CBRE have been engaged to target restaurant, retail, medical, and service-oriented users, with active marketing under way for prospective tenants.
Site work is progressing, with demolition of the enclosed RiverGate Mall continuing as the first step in the larger transformation. Following demolition, infrastructure work and early vertical construction are scheduled to commence in the coming months, setting up the initial phase of new buildings and streetscape improvements.
Merus plans to build out the Rivergate project in multiple phases over several years, with the full redevelopment expected to extend into the early 2030s. As phases are completed, the project is intended to transition the site from a single-use retail asset into a long-term mixed-use district that integrates housing, commerce, and community space.
