Mission Properties has expanded its presence in the Charlotte-area market with the acquisition of a 19-acre site in Huntersville, where it intends to develop a new mixed-use community combining multifamily and retail space.
According to reporting from the Charlotte Business Journal, the company paid $7.4 million for the parcel, which sits at the intersection of Stumptown Road and Statesville Road. The planned project is designed to bring new rental housing options and neighborhood-serving commercial space to the area.
Mission Properties’ concept for the site calls for 247 apartments spanning studio, one-, two- and three-bedroom layouts. The residential component will be distributed across a set of four-story multifamily buildings as well as a series of two-story carriage homes, providing a mix of densities and product types within the same development.
The plan also includes 40,000 square feet of commercial and retail space. This retail and commercial program will be housed in six separate buildings positioned along Maruti Avenue and at the junction of Stumptown and Statesville roads, creating multiple frontages and access points for customers and tenants.
Beyond buildings, the site plan incorporates a network of 10-foot-wide multi-use trails. These trails are intended to enhance internal connectivity across the property and support pedestrian and bicycle movement linking the residential and retail portions of the project.
Cline Design has been engaged to lead architecture and design for the development. The firm will be responsible for translating the program into a cohesive site and building layout that aligns with Mission Properties’ goals for the project.
The Huntersville development builds on Mission Properties’ established footprint in and around Charlotte. Locally, its portfolio includes projects in the FreeMoreWest, Elizabeth and Plaza Midwood neighborhoods, as well as regional developments in Rock Hill, Pineville, Hickory and Belmont.
Mission Properties’ website also identifies active projects in Mooresville, Cornelius and Concord, underscoring the firm’s ongoing pipeline in the broader region. Across North and South Carolina, the developer has delivered more than 14,000 multifamily units and has completed or has under construction more than $2 billion in projects.
The addition of the Huntersville site and its planned 247 apartments and 40,000 square feet of retail further extends Mission Properties’ regional multifamily and mixed-use platform while contributing new residential and commercial inventory to the Charlotte-area market.
