Mission Properties’ land buy and ground-up mixed-use plan in Huntersville highlights ongoing investor appetite for suburban Charlotte multifamily density paired with neighborhood retail.

Mission Properties has expanded its Charlotte-area footprint with the acquisition of a 19-acre site in Huntersville, where it plans a new mixed-use residential and retail community. The developer purchased the parcel, located at the intersection of Stumptown and Statesville roads, for $7.4 million, according to reporting by The Charlotte Business Journal.

The project is planned to include 247 rental units in a mix of studio, one-, two- and three-bedroom apartments. Residential components will be delivered across several four-story multifamily buildings as well as a collection of two-story carriage homes, adding a range of housing types within the same community.

In addition to the residential program, Mission Properties intends to deliver 40,000 square feet of commercial and retail space on the Huntersville site. The retail and commercial buildings will be spread across six structures positioned along Maruti Avenue and at Stumptown and Statesville roads, creating a multi-building streetscape environment integrated with the housing.

Site plans also call for a series of 10-foot-wide multi-use trails, which are expected to connect different portions of the development and enhance pedestrian and bicycle circulation. These trails will link the residential and retail components, providing internal connectivity and access throughout the 19-acre property.

Cline Design has been engaged to provide architecture and design services for the Huntersville development. The firm will guide the master planning, building design and overall visual identity of the project as Mission Properties advances the site from acquisition into active development.

Mission Properties is already a familiar player in the Charlotte market. Its local portfolio includes projects in the FreeMoreWest, Elizabeth and Plaza Midwood neighborhoods, and the firm is active elsewhere in the region with developments in Rock Hill, Pineville, Hickory and Belmont. The company also lists ongoing projects in Mooresville, Cornelius and Concord on its website.

Across North and South Carolina, Mission Properties reports that it has delivered more than 14,000 multifamily units. The firm has completed or currently has under construction more than $2 billion in projects, underscoring its established role as a regional multifamily and mixed-use developer as it moves forward with the new Huntersville community.
