A $450 million, largely pre-leased mixed-use program on a former industrial site indicates both investor conviction in Frederick and incremental competitive supply for apartments and retail.

Greenberg Gibbons has closed on the Frederick Brickworks property in Frederick, Maryland, clearing the way for construction to begin in July on a $450 million mixed-use destination. The 65-acre project is planned on a former brick manufacturing site and is envisioned as a large-scale redevelopment bringing new retail and residential uses to the area.

Company president Eric Walter described the closing as a pivotal milestone for a vision that has been in progress for more than seven years. He emphasized ongoing collaboration with community stakeholders and local officials as the development moves from planning into the construction phase, with an eye toward delivering a project that serves both residents and visitors.

The plan for Frederick Brickworks calls for up to 100,000 square feet of retail space. This retail component will be anchored by an organic grocer and a new-to-market fitness studio, signaling a focus on daily-needs shopping and health-oriented uses. According to Greenberg Gibbons, the retail portion is already 50% leased, with a tenant mix expected to include a range of retail stores and fast-casual restaurants.

Residential development is a major component of the project, with plans for up to 700 apartments and 320 for-sale townhomes. The townhomes are slated to be built by Wormald and NVR, Inc., adding a for-sale housing element alongside the multifamily rental units. The combination of apartments, townhomes, and retail is intended to create a mixed-use environment that integrates housing and commerce on a single master-planned site.

The development is projected to generate significant economic activity once completed. Frederick Brickworks is expected to support approximately 5,600 jobs in total, including 4,300 construction jobs during the build-out period and 1,300 permanent positions tied to ongoing operations at the destination. In addition, the project is estimated to contribute about $181 million in annual business sales, underscoring its anticipated role as an economic driver for the Frederick area.

With the land acquisition now finalized and a construction start set for July, Frederick Brickworks moves into its execution phase after years of planning. As leasing progresses and building activity ramps up, the project is positioned to reshape a former industrial site into a substantial mixed-use hub, combining retail, apartments, and townhomes within a single large-scale development.
