Life company financing for a large, amenity-rich student housing project near a major university signals sustained institutional appetite for scaled purpose-built student assets.

Core Spaces has started construction on Hub College Station, a $130 million purpose-built student housing community in the Northgate District near Texas A&M University. The project is backed by financing from Pacific Life, with Treehouse Construction leading the construction program and Antunovich Associates serving as architect.

Situated on College Main Street, Hub College Station is planned as the largest new student housing development in the Northgate area. The project will deliver a total of 570 units and 2,201 beds across two seven-story buildings spanning more than seven acres. The buildings will be linked by a multi-level precast parking garage, and unit layouts will feature a range of floor plan options targeted to student demand.

The development is designed with an extensive amenity program totaling more than 60,000 square feet, which Core Spaces describes as the largest amenity package both in College Station and within the company’s portfolio to date. Planned common areas include a roughly 20,000-square-foot rooftop pool deck, a pool, a hot tub and what is described as the market’s largest single-building fitness offering.

Hub College Station is located within walking distance of the Texas A&M campus, positioning the community to serve students seeking proximity to classes and the surrounding Northgate District. The project’s scale, bed count and amenities are aimed at consolidating a leading position in the local purpose-built student housing market.

Core Spaces expects Hub College Station to be completed ahead of the 2028-2029 academic school year. With financing secured and construction underway, the development is moving into the execution phase, with delivery timing aligned to a future leasing cycle in the student housing calendar.
