Sunny Skies Terrace has completed the first phase of a multi-year redevelopment of TAWA Gateway in San Gabriel, marking a key milestone for the long-running project. The commercial real estate development and management firm is repositioning the retail center through a staged improvement program designed to unfold over several years.
Phase One introduces 14 new food, entertainment, and lifestyle retailers that are scheduled to come online throughout 2026 and into early 2027. These additions are intended to broaden the mix of uses at the property, drawing a wider range of visitors and extending the center’s appeal beyond traditional retail. The timing of the openings over multiple quarters reflects a phased approach to activation while broader redevelopment work continues.
According to Sunny Skies Terrace, TAWA Gateway is anchored by 99 Ranch Market and already attracts nearly three million visitors annually. This existing draw provides a significant customer base for incoming tenants and underpins ongoing investment in the property. The anchor’s presence also helps maintain consistent traffic during the redevelopment period as new retailers are introduced.
Sunny Skies Terrace positions the project as an investment in the future of the San Gabriel Valley, emphasizing TAWA Gateway’s role as a community gathering place. Chairman Jonson Chen noted that the goal is for residents and visitors to have a place to connect and experience what the surrounding community has to offer as the region continues to evolve. The messaging underscores the center’s function as both a shopping destination and a social hub.
Capital improvements and renovations at TAWA Gateway will continue in the coming months as the multi-year program advances beyond its initial phase. Sunny Skies Terrace has indicated that existing businesses will remain open throughout this work, allowing the property to sustain operations while improvements are implemented. This approach aims to balance the need for physical upgrades with the continuity of day-to-day activity at the center.
