Prologis has purchased 26.19 acres of industrial land in Glendale Heights, assembling 25.56 acres at 375 Army Trail Road with a 0.6-acre component of 400 Regency Drive. The site lies within an established industrial corridor, surrounded by existing commercial uses and nearby amenities that support distribution and logistics operations.
The company plans a speculative industrial development consisting of two logistics facilities totaling 454,000 square feet. The project is described as the largest new development currently planned in the submarket, underscoring the scale of the undertaking relative to existing inventory. While individual building sizes were not disclosed, both facilities are being designed with modern bulk distribution features aimed at regional users.
Each planned building will offer 36-foot clear heights, aligning with contemporary requirements for racking, automation and high-throughput distribution. The development program also includes more than 200 car parking spaces, supporting employee and visitor traffic, and a shared 200-foot truck court designed to handle heavy truck circulation, loading and staging activity. The configuration is intended to accommodate a range of logistics and industrial tenants that depend on efficient trailer movement and dock access.
The property is positioned adjacent to the High Grove Business Park to the east, reinforcing its location within a cluster of established industrial users. To the west, the site is bordered by a commercial and retail development, providing access to services and amenities that can support tenant operations and their workforces. This mix of surrounding uses contributes to the asset’s appeal for distribution and logistics occupiers seeking both functional space and nearby conveniences.
From a transportation standpoint, the land offers direct access to I-355, providing connectivity to the broader highway network serving the region. The location also offers proximity to Chicago O’Hare International Airport and the greater Chicago metropolitan area, supporting both air cargo and regional ground distribution needs. These access advantages position the future buildings to serve a wide range of users requiring rapid movement of goods across the metro.
Prologis has framed the transaction as an important addition to its active development pipeline in the Chicago area, noting that opportunities of this scale in Central DuPage are described as uncommon. The company indicated that the planned project is intended to align with local priorities in Glendale Heights and to support a large base of businesses while reinforcing the regional supply chain.
