Integrating 425 units into a 117-acre, anchor-driven mixed-use destination in Cedar Park highlights how multifamily is being used to support and stabilize large-format retail and hospitality investments near Austin.

Construction planning is advancing for a new multifamily community within the large-scale CedarView mixed-use development in Cedar Park. JPI Development Group is moving forward with a 425-unit apartment project at the site, positioning housing alongside major retail, hospitality, and dining components now underway.

The apartments are part of the early phase of CedarView, a 117-acre destination project in Cedar Park located roughly 20 miles northwest of downtown Austin. According to reporting from the Austin Business Journal, the broader master plan calls for a significant concentration of large-format retail, a major hotel, and a convention center that will frame the multifamily component.

CedarView’s retail program is slated to include a 1.5 million-square-foot NFM furniture store and a 378,000-square-foot Scheels sporting goods store. These large anchors are expected to serve as key traffic drivers for the mixed-use environment, complementing the residential offering that JPI is bringing to the site.

Hospitality is also a core element of the plan. The project includes a 297-key full-service Marriott hotel and a 30,000-square-foot convention center. Together, these uses are designed to support event activity and overnight demand, adding another layer of visitation beyond the regional draw of the planned retail anchors.

JPI’s multifamily development is estimated at an $82 million project cost. The apartments are planned with approximately 12,000 square feet of indoor amenity space, including a clubroom and fitness areas. The program also calls for outdoor amenity areas, providing residents with additional on-site recreational and gathering spaces integrated into the larger mixed-use setting.

The construction timeline for the apartments is set on a multi-year schedule. The project has a planned start date of January 2027 and is expected to reach completion in 2029, aligning delivery with the broader rollout of CedarView’s commercial, hospitality, and dining components.

Food and beverage operators are also committing to CedarView. FB Society is slated to open an approximately 10,000-square-foot Haywire restaurant at the development, bringing a sizable full-service dining option to the project. In addition, SPB Hospitality plans to open an 8,500-square-foot J. Alexander’s restaurant at the site, further expanding the property’s experiential and dining offerings.

Cedar Park, with an overall population of about 79,000, sits roughly 20 miles northwest of downtown Austin and continues to attract large-format and mixed-use investment. The scale of CedarView, with its combination of big-box retail, hotel and convention facilities, restaurants, and JPI’s 425-unit apartment project, marks a notable concentration of new development activity in the city.
