A Hilton Garden Inn in downtown Austin has changed hands, with the new owner preparing a comprehensive renovation of the 1985-built hotel. JMI Realty acquired the Hilton Garden Inn Austin Downtown from Ashford Hospitality Trust, adding another branded hospitality asset to the cluster of hotels surrounding the Austin Convention Center. The 254-room property is located at 500 N. I-35, positioned between East Fifth and Sixth streets on the eastern edge of the city’s core.
The sale was brokered by Hunter Advisors, with Kami Burnette handling the transaction on behalf of the seller. While financial terms were not disclosed, the change in ownership sets the stage for a significant repositioning of the hotel through a planned overhaul of guestrooms and common areas. The property includes just over 9,000 square feet of meeting space, along with an on-site restaurant, supporting both corporate and group demand drawn to the convention and downtown business districts.
The planned renovation is expected to roll out alongside a major public investment in Austin’s convention infrastructure. According to the Austin Business Journal, the Austin Convention Center is undergoing a $1.6-billion expansion that will double its size. The Hilton Garden Inn is described as one of the closest hotels to the Convention Center, giving the property a strategic location advantage as convention capacity increases over time.
Operationally, Avion Hospitality has been selected to manage the Hilton Garden Inn following the change in ownership. The new management assignment places day-to-day hotel operations, including guest services, food and beverage, and group business coordination, with a specialist hospitality operator aligned with JMI Realty’s repositioning plans.
The transaction occurs against a backdrop of broader hotel investment activity in the urban core. Besides the Hilton Garden Inn, The Line Austin and Austin’s Hyatt Centric have also changed ownership recently, signaling ongoing investor interest in downtown Austin’s hospitality sector. In a related corporate development, Endeavor Real Estate Group Ltd. last year acquired JMI’s hospitality development team and other assets and liabilities, reflecting continued reshaping of the regional hotel development and ownership landscape.
With the combination of a value-oriented renovation strategy, proximity to a significantly expanded convention center, and professional third-party management by Avion Hospitality, the Hilton Garden Inn Austin Downtown is positioned to remain a notable lodging option within the city’s central hospitality corridor, even as ownership, operating platforms, and nearby public investments evolve.
