Zarminali Pediatrics Opens Sixth Clinic Amid Chicago Expansion
CRE Market Beat Take
Continued clinic openings in Portage Park and surrounding neighborhoods point to stable demand for outpatient medical space, supporting occupancy for small-format healthcare users in the Chicago metro.

Zarminali Pediatrics has continued its growth in the Chicago area with the launch of a new clinic in the Six Corners district. The practice, which focuses on pediatric care, is adding to its existing network of locations and broadening its reach to serve more families across the region.

The latest opening in Six Corners follows a series of recent clinic debuts in Central Naperville, West Lakeview, Arlington Heights, and Park Ridge. Together, these additions reflect a strategic expansion effort aimed at deepening the provider’s presence in key residential and neighborhood corridors around Chicago, where access to primary care for children is in high demand.

According to the company, the Six Corners clinic will initially provide primary care services, with additional specialty offerings and enhanced care options to be introduced over time. This phased approach is intended to build on a core pediatric platform while gradually layering in complementary services that support families throughout different stages of their children’s health needs.

Founder and CEO Danish Qureshi described the expansion as an opportunity to make the company’s care model more accessible across the Chicago area. He noted that bringing the Six Corners site online, alongside the other recently opened clinics, is designed to make it easier for families to find coordinated and streamlined pediatric care within their own communities.

The new clinic comprises 6,200 square feet at 4715 W. Irving Park Road in the Portage Park neighborhood. The size of the space positions the practice to accommodate exam rooms, support functions and future program growth within a single location, supporting both current operations and planned service expansion. Its Portage Park address places it within an established urban neighborhood that serves a broad base of local residents.

Beyond the Chicago region, Zarminali Pediatrics is also targeting further geographic growth, with plans for expansion into Texas and Pennsylvania. While specific markets and timelines were not disclosed, the multi-state focus indicates that the organization is preparing to scale its model beyond its current footprint. For commercial real estate stakeholders, the company’s activity highlights ongoing demand for well-located, medical office and clinic space suited to outpatient pediatric services.

As Zarminali Pediatrics broadens its network, the pattern of openings across multiple Chicago-area submarkets suggests that neighborhood-based healthcare facilities remain an important part of the urban service infrastructure. The new Six Corners clinic, together with the practices in Central Naperville, West Lakeview, Arlington Heights, and Park Ridge, underscores how healthcare providers are using a multi-location strategy to meet patient needs closer to where families live.
