Big V Property Group and The Seitz Group have started construction on Rosamond Town Center, a large-format retail development in Anna, Texas. The project is planned as a 355,826-square-foot open-air shopping center with a mix of national retailers and outparcel opportunities, adding new scale to the local retail landscape in Collin County.
The tenant lineup for Rosamond Town Center is led by several big-box and category-focused retailers. Academy Sports + Outdoors, Aldi, Burlington, EOS Fitness, Hobby Lobby, HomeGoods, PetSmart and T.J. Maxx are slated to anchor the center. In addition to these anchors, the plan calls for multiple outparcels and specialty shop space, creating room for smaller-format retailers and services around the primary anchors.
Rosamond Town Center is being positioned as a companion project to Rosamond Crossing, another retail development in Anna. Rosamond Crossing will total 175,300 square feet and is anchored by a Kroger store that is currently under construction. Additional tenants at Rosamond Crossing are expected to include Bank of America and McDonald’s, both of which are described as being close to starting construction.
Together, Rosamond Town Center and Rosamond Crossing are planned as part of a 750,000-square-foot retail complex in Collin County. The broader complex is being developed by Big V Property Group, The Seitz Group and Principal, with the two projects designed to function as complementary destinations serving the surrounding trade area.
The capital structure for Rosamond Town Center includes developer equity, financing from Principal Asset Management and a construction loan from Citizens Bank. This combination of sponsor equity and third-party capital supports both the vertical construction of the new center and the broader build-out of the multi-phase retail complex.
Big V Property Group brings an existing portfolio of open-air retail to the project, as the firm owns and manages 23 shopping centers. The Seitz Group adds a long track record of ground-up retail development, having delivered 51 shopping centers totaling 8.8 million square feet over a 33-year period. Their collaboration with Principal on Rosamond Town Center and Rosamond Crossing reflects an ongoing focus on scaled, grocery-anchored and big-box retail environments in growth markets.
