Sea Breeze Properties has celebrated the grand opening of 222 North City, a new rental community located in the heart of San Marcos’ North City district. The event brought together civic and business leaders, residents, and community members to mark the debut of the project within the rapidly evolving district.
The 12-story property was designed by Safdie Rabines Architects with an emphasis on contemporary architecture and hospitality-inspired living. The development is positioned as a central residential anchor within North City, combining design elements and public spaces intended to support a more connected urban environment.
Sea Breeze Properties principal Darren Levitt said the goal for 222 North City was to deliver a community that feels “culturally alive” rather than a standard residential building. He noted that the broader vision for the North City district focuses on creating connections through design, walkability, art, food, and shared experiences, and characterized 222 North City as a tangible expression of that approach.
The building offers a mix of studios, one-bedroom, two-bedroom, and three-bedroom residences, with floor plans ranging from 349 to 1,828 square feet. This range is intended to accommodate a variety of household types and lifestyle needs within a single community framework.
On its upper levels, the project features the 128 Collection, a group of residences positioned as an elevated option within the building. These homes provide premium finishes and additional benefits beyond the standard offering in the rest of the property, targeting residents seeking a higher level of fit and finish.
A key component of 222 North City is the integration of more than an acre of open space into the project. Amenities include a resort-style pool, two spas, and two clubhouses, along with outdoor pavilions and kitchens designed to support gatherings and social interaction. Sun decks and other outdoor areas further extend the building’s focus on shared spaces, reinforcing its role as a community hub within the North City district.
Public art and community-driven design are also incorporated throughout the development, aligning with the district’s emphasis on culture and placemaking. With the opening of 222 North City, Sea Breeze Properties adds new residential capacity to San Marcos’ North City area while contributing to the district’s ongoing transformation into a mixed-use, experience-oriented neighborhood.
