A $360 million construction loan for a 350-unit waterfront tower underscores that construction lenders remain active for institutional-scale multifamily when backed by experienced sponsors.

Related Group and BH Group have started construction on Icon Beach Waterfront Residences, a 38-story residential high-rise planned for Hollywood, situated between Miami and Fort Lauderdale. The project is programmed for 350 residences and is being positioned as a waterfront community with direct access to on-site lifestyle amenities tailored to residents.

The development team recently closed a $360 million construction loan from Tyko Capital, enabling work to move forward on the tower and its associated amenities. Following this financing milestone, the project has advanced into active site work, with completion anticipated in 2028. The design is led by Cohen Freedman Encinosa & Associates, which is responsible for the overall architectural concept of the high-rise.

Icon Beach Waterfront Residences will offer a mix of one- to three-bedroom homes. Individual units are planned to range from approximately 948 square feet to 2,580 square feet, providing a spectrum of floor plans aimed at different household sizes and space requirements. Within the overall program, the 350 residences are supported by a sizable amenity package designed to complement the waterfront location.

A key feature of the project is its private marina, which will deliver 32 boat slips exclusively for residents. In addition, the development is set to include a resident-only beach club, further reinforcing the property’s emphasis on direct water access and leisure uses integrated into the community.

The project is planned with approximately 40,000 square feet of amenity space. Among the planned offerings is a pool with a sun shelf, providing an expanded lounging area at the water’s edge. The building will also house a spa and wellness center designed to support health and recovery routines for residents, incorporating a cold plunge, steam room, and Jacuzzi.

Rounding out the amenity program, Icon Beach Waterfront Residences will feature a 3,000-square-foot health club. This dedicated fitness space is intended to serve as the primary on-site facility for residents’ daily exercise and training needs, complementing the wellness-focused components of the broader amenity program.
