Lowes Foods has been selected to anchor a new mixed-use development in Mooresville, where a 52,000-square-foot grocery store is slated to begin construction this fall. The store will serve as the retail centerpiece of Pappas Properties’ master planned community at Cadia Village, which is planned to combine retail, restaurant, office and residential components. The grocery opening is currently targeted for 2027, positioning the store as an early driver of activity and customer traffic for the broader project.
According to reporting from The Charlotte Business Journal, the Cadia Village Mooresville development at 1740 Mecklenburg Highway is expected to deliver a range of housing and commercial uses. Plans call for 60 single-family homes and 440 rental units, creating a sizable residential base within the project. On the commercial side, the development is expected to add 75,000 square feet of retail and restaurant space, complementing the new Lowes Foods store and supporting a broader mix of neighborhood-serving uses.
The project vision also incorporates lifestyle and wellness elements. A 6,000-square-foot wellness center is planned as part of the community, along with walking paths intended to enhance connectivity and create a more pedestrian-friendly environment. These components are designed to integrate residential and commercial areas and support daily-use traffic for retailers and service providers within Cadia Village.
The new Mooresville grocery store will be Lowes Foods’ eighth location in the Charlotte market. The chain recently expanded its regional footprint with a store opening in Kannapolis, underscoring its continued push in and around the metro area. The Mooresville location is expected to further strengthen the brand’s presence and give it a strategic position within a growing mixed-use node.
Pappas Properties is also advancing a sister project, Cadia Village Matthews, which is planned as an 82-acre development at Stallings and Idlewild roads. That project is expected to include 570 total residential units and a 120,000-square-foot commercial village. Publix Super Market is slated to anchor the commercial component there, with groundbreaking for the grocery store scheduled to occur in the third quarter of this year. Together, the Cadia Village communities in Mooresville and Matthews highlight Pappas Properties’ focus on creating master planned environments that combine housing with necessity-based retail and services.
