NXP Semiconductors NV is restructuring its Austin real estate footprint, preparing to relocate from its longtime Oak Hill headquarters campus while ramping up work at a newly leased office property across town. The company has begun planning for a new plant in Northwest Austin and is actively marketing its existing Southwest Austin headquarters campus for sale.
Earlier this year, NXP signed a full-campus lease totaling 225,000 square feet at Champion Office Park in Northeast Austin. The move will shift the company into a smaller, more concentrated footprint compared with its current headquarters property. NXP anticipates moving into the Champion Office Park campus early next year, aligning the relocation with its broader operational plans in the Austin area.
At the same time, NXP is advertising its longtime U.S. headquarters campus for sale. The Oak Hill property, located at 6501 William Cannon Blvd. in Southwest Austin, is described as a 1.5-million-square-foot, 155-acre corporate campus. The site has served as a major hub for the company and its predecessors and now represents a substantial prospective disposition opportunity in the region’s office market.
The Oak Hill campus is being marketed by CBRE Inc., which is overseeing the sales effort for the large corporate property. Built in 1984 for Freescale Semiconductor, the campus reflects several decades of semiconductor and technology-related use. NXP acquired Freescale Semiconductor in 2015, bringing the campus under its control as part of that corporate transaction and subsequently continuing to use it as a core U.S. base of operations.
As NXP prepares to transition to Champion Office Park, the company is planning a significant renovation program at its future leased premises. It will undertake a full interior renovation of both buildings at the Champion Office Park campus. The work carries an estimated cost of $30 million and is expected to be completed by next spring, roughly coinciding with the anticipated move-in timeline announced by the company.
NXP supplies technology used across multiple sectors, including automotive applications, and the planned relocation and renovation activity underscore an effort to modernize its office and plant environment in Austin. Taken together, the sale marketing of the legacy Oak Hill campus and the investment in the Champion Office Park leasehold mark a notable reconfiguration of the company’s real estate strategy within the Austin market.
