Amenity-first phasing at Sloan Corners signals that activating retail and recreation nodes is becoming a prerequisite for attracting future office tenancy in large mixed-use districts.

Billingsley is moving ahead with its $2 billion Sloan Corners master-planned community, a large mixed-use development situated along the border of the cities of Allen and Fairview. The nearly 500-acre site is planned to combine restaurants, shops, offices, housing and recreational amenities into a single destination-style environment.

The developer is preparing to launch the next phase of commercial development, with a focus on building out the retail core of the project. Billingsley is now leasing space in a planned retail district near the intersection of Chelsea Boulevard and SH 121. Current plans call for four buildings in this area, with a combined total of roughly 35,000 to 40,000 square feet envisioned for retailers and other street-level users.

According to reporting cited from The Dallas Business Journal, Billingsley intends to lead with retail, dining and recreational offerings to help establish activity and draw visitors early in the life of the project. By doing so, the firm aims to create a sense of place and destination appeal that can support future office demand and additional residential development at Sloan Corners.

Residential components are also advancing. Billingsley is nearing completion of the first phase of Hartwood at Sloan Corners, a 500-unit apartment complex within the community. This initial multifamily offering is described as being close to delivery, with the entire first phase community expected to be completed within the next four to five months.

Additional residential growth is planned to follow soon after. The development plan calls for approximately 1,100 more apartments at Sloan Corners beyond the initial 500-unit phase, indicating a significant residential footprint within the larger mixed-use framework. Office buildings are described as being in the works to come later in the development sequence, following the initial emphasis on retail, amenities and early multifamily delivery.

Across its various phases, Sloan Corners is designed to integrate commercial, residential and recreational uses across multiple jurisdictions, tying together portions of both Allen and Fairview. With amenity-focused retail space moving into the leasing stage and the first major apartment component approaching completion, the project is transitioning from planning to execution while laying groundwork for future office and residential phases.
