Atlantic Capital Partners has completed the $7.3 million sale of North Reading Landing, a redevelopment site in North Reading, MA. The property sits approximately 15 miles north of Downtown Boston and is positioned along a heavily trafficked commercial corridor, giving the new owner an opportunity to reshape a sizable parcel within a well-established retail trade area.
The Atlantic Capital Partners team of Justin Smith, head of Capital Markets, Sam Koonce, VP, Chris Peterson, EVP, Steve Tomasello, partner, and Leslie Cotter, senior associate, led the transaction. The group represented the seller in the disposition and also secured the buyer, providing end-to-end advisory on the sale process.
North Reading Landing totals 70,747 square feet and is currently only partially occupied. The existing occupancy is anchored by a short-term lease to Ocean State Job Lot, which delivers immediate in-place income while the property remains largely positioned for future redevelopment. The blend of some existing cash flow and a large portion of the site that can be repositioned is central to the business plan envisioned for the asset.
According to Smith, the combination of short-term income and the property’s visibility in the broader metro Boston area gives the buyer flexibility in how and when to execute a redevelopment strategy. He noted that the site’s prominent footprint and location along the commercial corridor leave it well-situated to capture ongoing regional demand once a new plan is implemented.
The transaction underscores ongoing investor interest in well-located retail corridors that offer both current yield and the potential to reimagine underutilized space. With a short remaining lease term and a large land position, North Reading Landing provides the new owner with a platform to pursue a fresh development concept while benefiting from interim cash flow during entitlement, permitting, and planning.
