Concentrated leasing by Databricks and Uber at Four106 reinforces liquidity for top-tier Bellevue office assets and underscores ongoing tenant flight to new Class-A product.

Databricks has significantly expanded its Puget Sound office presence by signing a 160,000-square-foot lease at the Four106 office tower in downtown Bellevue, according to reporting by the Puget Sound Business Journal cited by Connect CRE. The San Francisco-headquartered data company is taking space in the newly completed high-rise as part of a broader growth strategy across the region.

The new lease is at Four106, located at 380 106th Ave. NE in Bellevue. The property sits within Bellevue’s Central Business District and is described as being centrally located with convenient transit options for office users. The agreement substantially increases Databricks’ footprint in the Seattle-Bellevue market and positions the tenant within one of Bellevue’s most prominent business hubs.

Four106 totals 460,000 square feet and is a 21-story Class-A office tower constructed above eight levels of below-grade parking. The building’s scale and Class-A designation place it among the larger, higher-quality office assets in downtown Bellevue, with a focus on modern space that can accommodate large technology and corporate tenants.

The project was developed through a partnership between Dune Real Estate Properties and Patrinely Group, which worked together to deliver the tower. The building was completed in 2025, adding fresh inventory to Bellevue’s office skyline at a time when tenant preferences have increasingly focused on new construction and high-quality space. Broderick Group oversees leasing at the property, handling tenant commitments at Four106.

Databricks’ new Four106 lease follows a series of regional expansions. Since 2024, the company has also signed leases at City Center Bellevue and at West 8th in Seattle. Taken together, these commitments have pushed Databricks’ total presence across the Puget Sound area to more than 270,000 square feet, reflecting a multi-location strategy rather than a single-campus approach.

Four106 has attracted other major technology tenants as well. Uber Technologies, Inc. recently executed a long-term lease at the tower for approximately 170,000 square feet. The combination of Databricks and Uber leases underscores the building’s appeal to large corporate users seeking Class-A office space in Bellevue’s core business district.
