AmTrustRE has reported a new round of leasing at One East Wacker, where six lease commitments and expansions have been finalized, covering nearly 95,000 square feet. The activity spans both office and retail space at the 41-story trophy office tower, which overlooks Chicago’s Riverwalk and the River North area. The new commitments add to the property’s recent leasing traction following a targeted improvement program.
The latest transactions consist of three new tenants alongside three renewals and expansions, reflecting demand from both incoming and existing occupants within the building. Office leasing at the property was handled by Stream Realty Partners, with Erica Marshall, Wendy Katz, and Mark Gunderson representing the landlord in all office-related negotiations. The parties did not disclose individual tenant names or lease term details for the office space.
On the retail side, Fairgrounds Craft Coffee & Tea is joining the asset’s ground-floor lineup with a 5,181-square-foot lease. The café operator is taking space within the building’s street-level retail corridor, adding another amenity for office tenants and visitors at the Riverwalk-adjacent property. Specific lease economics and duration for the Fairgrounds commitment were not provided.
Ownership has recently completed extensive upgrades at One East Wacker, which have coincided with the building’s leasing momentum. The capital program included significant facade renovations along both Wacker Drive and State Street, as well as wide-ranging interior improvements throughout the tower. These efforts were aimed at refreshing both the exterior presence and interior experience of the property.
According to Jonathan Bennett, president of AmTrustRE, the leasing results at One East Wacker reflect a multiyear strategy of investing in the tower and its surrounding environment. While the company did not disclose specific financial metrics tied to the new leases, the activity underscores ongoing tenant interest in upgraded, riverfront office space in the Chicago market. Additional details on the remaining new tenants, renewal structures, and lease terms were not included in the announcement.
