Tishman Speyer has expanded its third-party services platform with a new management and leasing assignment in Boston’s South End. The firm has been selected by the ownership of Boston SE Propco LLC to oversee operations and leasing at a two-building, 490,000-square-foot campus comprising 1000 Washington St. and 321 Harrison Ave. The campus is located in the South End, a neighborhood that has attracted life science and office users in recent years.
According to the company, 321 Harrison Avenue consists of 247,000 square feet of Class A lab and office space designed to serve Boston’s life science sector. The building’s focus on lab and office uses aligns it with the specialized requirements of life science tenants, while also accommodating more traditional office users. Across the campus, Tishman Speyer’s role will be to help position the buildings to meet the needs of both segments.
The adjacent property, 1000 Washington Street, is described as an 11-story office building. Together, the two assets form a sizable urban campus, with one tower focused on lab and office space and the other on conventional office use. The combined scale and mix of uses give the owner and manager multiple options for attracting and retaining a range of tenants.
The assignment is part of Tishman Speyer’s growing third-party management business, known as Client Solutions. Through this platform, the firm provides property services for assets it does not own, working on behalf of institutional and other ownership groups. For the South End campus, Tishman Speyer says it will deliver an integrated suite of services that combines analytics, tenant and user experience, and creative strategies aimed at optimizing performance.
Lenny Sciascia, a managing director at Tishman Speyer, said the 1000 Washington Street and 321 Harrison Avenue mandate reflects the strength of the firm’s longstanding relationships in the Boston market, as well as the depth of its operational and leasing expertise. The new engagement adds scale to the Client Solutions portfolio while reinforcing Tishman Speyer’s presence in a key life science and office hub.
By taking on both management and leasing responsibilities, Tishman Speyer will be directly involved in the day-to-day performance and tenanting of the two-building campus. Boston SE Propco LLC retains ownership of the properties, while leveraging Tishman Speyer’s platform to handle operations and lease-up across the 490,000-square-foot complex.
