StreetLights Residential is moving forward with a new luxury multifamily project at 6501 Legacy Drive in Plano, Texas, advancing the next phase of residential development within the former JCPenney headquarters campus across from Legacy West. The planned community will be anchored by a 22-story high-rise tower accompanied by three adjacent townhomes, bringing new rental housing options to this established mixed-use corridor.
The tower is designed to deliver 261 high-rise residences in a mix of one-, two-, and three-bedroom layouts. Apartment homes in the building are expected to range from approximately 682 square feet to 2,843 square feet, providing a broad spectrum of floor plans aimed at different household sizes and preferences. In addition to the high-rise component, StreetLights will add three townhomes adjacent to the tower, each planned as a three-bedroom, three-and-a-half-bath residence. These townhomes, ranging from 3,283 to 3,316 square feet and offered for lease, are intended to complement the tower by introducing larger-format homes within the same community.
The project will incorporate structured parking to serve residents and visitors, reflecting the density and vertical nature of the development. StreetLights is planning an extensive package of hospitality-inspired amenities, although specific interior features were not detailed in the announcement. The community is positioned to take advantage of the surrounding open space network, with residents gaining immediate access to miles of walking trails, two city parks, multiple dog parks, and pickleball courts. This integration of high-rise living with abundant outdoor recreation helps connect the new development to the broader Legacy area environment.
Located within the 100-acre former JCPenney headquarters campus, the project continues the shift of the site toward residential and mixed-use purposes in proximity to Legacy West. Being situated directly across the street from Legacy West places the property within walking distance of an established concentration of retail, dining, and employment, reinforcing the live-work-play profile of the Legacy corridor. The combination of tower residences and larger townhomes is expected to broaden the housing offerings in this part of Plano while maintaining a consistent luxury positioning.
According to the developer, construction is scheduled to begin in June 2026. StreetLights currently anticipates completing the project in February 2029, setting a multi-year timeline from groundbreaking to initial delivery. No additional details were provided on project financing, total development cost, or anticipated rental levels, but the long construction window highlights the scale and complexity of delivering a 22-story residential tower and associated townhome component on a redeveloping corporate campus site.
