A pet nutrition manufacturer has committed to a long-term presence in Ontario by leasing a 163,336-square-foot industrial facility at 1930 S. Parco Ave. The deal involves a single-tenant user taking control of a sizable, fully improved property positioned for a range of industrial operations.

The landlord was represented in the transaction by NAI Capital Commercial vice president Dawn Lowder, along with Julie Dammeier of First Team Real Estate and Andrew Rodriguez. On the tenant side, Hoa’s Global Pet Nutrition Inc. was represented by Jesse and Jacklyn Hamilton of Maple Commercial Real Estate, reflecting a multi-firm brokerage effort to complete the lease.

The facility is zoned M2 and is configured to support heavy power requirements, making it suitable for industrial users with significant electrical needs. The site encompasses 8.21 acres and features a fully fenced perimeter, adding a layer of security and clear site definition for logistics, storage, and circulation. The combination of building size, site area, and power capacity positions the property to accommodate advanced manufacturing or high-throughput distribution.

Existing improvements at the building include fully built-out office space that can support corporate, administrative, and operational teams under one roof. The office components are complemented by conference rooms and a dedicated training room, allowing the tenant to manage meetings, staff development, and day-to-day management on site without requiring off-premises facilities.

A key differentiator for the property is a 10,000-square-foot Class 8 Clean Room integrated into the facility. This specialized space is designed to support cleaner production or packaging environments, which can be critical for certain industrial, logistics, or product-handling processes. The presence of the clean room gives the building additional flexibility for users with stringent operational or quality-control requirements.

According to Lowder, the property stands out within the Inland Empire industrial landscape due to its scale, power infrastructure, and specialized improvements, along with access to nearby freeway and airport connections. These elements were cited as important factors for Hoa’s Global Pet Nutrition as the company enters a new stage of growth and establishes its operations at the Ontario location.

The lease underscores ongoing demand from manufacturing and distribution users for large, well-equipped industrial facilities with both functional warehouse space and enhanced infrastructure. With representation from multiple brokerage firms and a tenant focused on pet nutrition products, the transaction highlights how specialized building features and transportation access continue to influence site selection decisions in Ontario’s industrial market.
