The Springs Living Breaks Ground on 225-Unit Senior Community in Issaquah Highlands

225-Unit Seniors Housing Development in Issaquah Breaks Ground
CRE Market Beat Take
A large continuum-of-care project in Issaquah Highlands underscores how demographic pressure and constrained housing supply are supporting new senior housing development in walkable suburban nodes.

The Springs Living has started construction on a new senior living community in Issaquah Highlands, marking the company's first project in the Seattle region. The development will deliver 225 senior residences and is positioned to serve an aging population in a location described as having increasing pressure on housing and caregiving systems.

This community is the 24th in The Springs Living's portfolio and extends its footprint beyond its existing 23 communities across Oregon, Southern Washington and Montana. The company is identified as a senior housing and care provider operator and is responsible for owning, developing and operating its current regional portfolio, with the Issaquah project representing the next step in that growth strategy.

The new property is planned as a four-story building in the Issaquah Highlands neighborhood, near Gateway Park and adjacent to Swedish Issaquah. Its design is intended to provide walkable access to nearby parks and trails, aligning the community with an environment that allows residents to reach outdoor amenities without relying on vehicular transportation. The project sits within a broader regional context of limited housing supply and a growing senior population in Washington, which together are adding strain to care and caregiving networks.

Across the 225 planned residences, the community is programmed to offer a full continuum of care. The plan calls for 114 independent living units for seniors seeking a more autonomous lifestyle, 84 assisted living units for residents requiring additional daily support, and 27 memory care apartments designed for individuals with cognitive impairments. By integrating these levels of care within one property, the development is structured to allow residents to remain within the same community as their needs change over time.

The project is expected to open in late 2028, adding new capacity to the region's senior housing inventory once completed. While financial details and specific operational plans have not been disclosed, the scale of the community and its continuum-of-care model indicate a long-term commitment by The Springs Living to the Issaquah and greater Seattle-area senior housing market.
