North Development has fully repaid its $70 million loan on Domus Brickell Park, following the project’s on-time, on-budget delivery and early sales traction. The developer recorded 120 unit closings within the first 60 days after closings began, reflecting solid buyer interest in its flexible ownership concept that combines fully furnished residences, hospitality-style services, and short-term rental optionality.
In higher education and healthcare, construction has commenced on the Helen and Jacob Shaham Academic Medical Center, a seven-story, 163,000-square-foot facility designed by Stantec. The $162 million project is a collaboration between Florida International University and Baptist Health South Florida and is located on FIU’s Modesto A. Maidique campus. Conceived as an advanced academic and clinical research hub, the center is intended to support the continued growth of the FIU Herbert Wertheim College of Medicine, with completion targeted for 2028.
In the hospitality sector, the historic Nautilus Hotel in Miami Beach is scheduled to return to service in late 2026. The 250-room oceanfront property at 1825 Collins Ave., originally opened in the early 1950s, will relaunch as the flagship for Sonesta International Hotel Corp.’s James Hotels brand, which focuses on lifestyle-oriented luxury. Services Property Trust acquired the hotel in 2023, and the repositioning will reintroduce the asset under a refreshed concept while maintaining its oceanfront presence.
Automotive-driven commercial space is also expanding, as Miller Construction Company has completed a new two-story Porsche center for Holman, a privately owned dealership group. Porsche North Miami opens as a Generation 5 Porsche facility at 15055 Biscayne Boulevard in North Miami. The 339,000-square-foot project includes a 49,616-square-foot showroom connected to a 215,063-square-foot parking garage with 509 spaces, along with a 10,838-square-foot service drive. Together, these components create a large-format destination for sales, parking, and service operations within a single integrated property.
