Bank-backed speculative development of mid-size industrial product near the FedEx hub reinforces lender and developer conviction in Indianapolis logistics demand.

Ambrose has begun construction on Indianapolis Logistics Park – South, a new industrial development on a 16-acre site in Greenwood, Indiana, immediately south of Indianapolis. The project will deliver two speculative warehouse buildings designed to meet a range of logistics, distribution and light manufacturing requirements in the Indianapolis industrial corridor.

The first building in the park is planned to offer approximately 105,000 square feet of space for lease. This facility will include an office component of about 2,900 square feet, giving future tenants a built-in area for administrative or management functions alongside warehouse operations. The second building will be larger, with roughly 150,000 square feet of space and an office area of about 3,200 square feet, also available for lease.

Both buildings are being developed on a speculative basis, indicating that Ambrose is moving forward without pre-committed tenants in place. Each facility is planned with 32-foot clear heights, aligning with current standards for modern industrial and logistics properties that require efficient racking and distribution layouts.

Compass Commercial Construction is serving as the general contractor for Indianapolis Logistics Park – South, overseeing vertical construction on the Greenwood site. Design services for the project are being provided by Curran Architecture, which is responsible for the building design, and Kimley-Horn, which is supporting site and related design work.

Leasing and marketing for the industrial park are being handled by an Indianapolis-based JLL team. JLL is charged with attracting and securing tenants for both buildings as the project progresses through construction toward delivery. Ambrose has secured a construction loan for the development through Pinnacle Bank, which is providing the project’s construction financing.

Commenting on the regional backdrop, Stephen Lindley, Senior Vice President of Investments at Ambrose, noted that the Indianapolis industrial sector continues to demonstrate encouraging momentum. He cited strengthening demand for modern, high-quality industrial space that can accommodate logistics, distribution and manufacturing users as a key factor supporting new speculative development in the area.

The development site is located roughly 25 minutes from Indianapolis International Airport and the world’s second-largest FedEx hub, positioning Indianapolis Logistics Park – South to serve tenants with time-sensitive and regional distribution needs. This proximity to major air cargo infrastructure is a central part of the project’s location advantages for potential occupiers evaluating space in the Greenwood and broader Indianapolis industrial market.
