Nobu is bringing its luxury lifestyle brand to downtown Bellevue through the rebranding of two existing luxury residential towers as Nobu Bellevue Residences. The property will be the first occupancy-ready Nobu-branded residential development in the United States, positioning the project as a flagship for the brand’s expansion into domestic for-sale residential offerings.
The towers are owned by Silverstein Properties, which is introducing a hospitality-led residential concept at the site. Polaris Pacific has been engaged as the sales agent for Silverstein Properties, overseeing the marketing and sales of the Nobu-branded residences. The development is located on a full city block in the heart of downtown Bellevue, emphasizing its urban, core location.
The project is described as a mixed-use development that combines residential, retail, dining, and hospitality components. The two residential towers will be complemented by ground-level and on-site uses that are intended to support an integrated lifestyle environment, though specific tenant or operator details for the nonresidential components were not disclosed in the announcement.
As part of the rebranding and transformation, Nobu plans to introduce a suite of branded public spaces within the property. These elements are expected to be complemented by signature residential services associated with the Nobu name, aligning the offering with the brand’s hospitality-driven positioning. Detailed programming for these spaces and services has not yet been fully outlined in the available information.
The plans also call for a future Nobu restaurant within the development, with the opening currently anticipated for 2027. The restaurant will add a high-profile dining component to the mixed-use block, further integrating Nobu’s hospitality and culinary identity into the residential environment.
The residential portion of the project will total 365 luxury condominiums. According to the announcement, the homes will offer views of Lake Washington, the Seattle skyline, and the Olympic Mountains, highlighting the property’s view corridors and regional setting. Additional specifics regarding floor plans, unit mix, or pricing were not provided.
Commenting on the repositioning, Shawn Katz, president of Silverstein Capital Partners, said that Bellevue has evolved into a sophisticated, globally connected luxury destination. He added that the Nobu Bellevue Residences project is expected to help define the next chapter of the city’s high-end residential and hospitality landscape, underscoring the strategic importance of branding and location for the development’s long-term positioning.
