NAI Hiffman and its property management and advisory services division, Hiffman National, reported that Chicago-based fashion retailer AKIRA has signed a long-term extension of its warehouse lease in Bolingbrook, Illinois. The retailer will continue to occupy 202,105 square feet of warehouse space at 150 E. Crossroads Parkway, Unit A, sustaining its existing logistics footprint in the market.
The extended lease keeps AKIRA in place at its current distribution facility, which serves as a key node for the company’s regional logistics operations. According to the announcement, the warehouse supports AKIRA’s distribution activity as the retailer continues to grow its presence and expand its operational capabilities in the Midwest.
The property is located in the Interstate 55 Corridor, described as one of the Chicago area’s premier industrial submarkets. The corridor’s position within the broader Chicago industrial landscape has made it a hub for warehousing and distribution users seeking access to regional transportation networks, and AKIRA’s decision to renew its commitment at this address underscores the submarket’s ongoing appeal for logistics-focused occupiers.
NAI Hiffman’s brokerage team of Dan Leahy and Dan O’Neill represented AKIRA in the lease extension. The firm noted that its advisors took a strategic, data-driven approach to the assignment, evaluating both on-market and off-market options before the tenant elected to remain at 150 E. Crossroads Parkway. This process was designed to ensure the tenant’s decision aligned with its long-term operational plans.
In commenting on the transaction, Leahy, an executive vice president at NAI Hiffman, said that the outcome reflects the benefits of a methodical real estate strategy grounded in market data and comparative analysis. The lease extension allows AKIRA to preserve continuity at a familiar facility while also providing room for future expansion of its distribution activities. The property at 150 E. Crossroads Parkway is owned by Prologis, a global logistics real estate company, which continues to serve as landlord for AKIRA’s warehouse operations in Bolingbrook under the renewed agreement.
