The Elevate/SAT capital program expands gate capacity and international processing, reinforcing airport-driven demand that can support nearby hospitality and service-oriented CRE.

The San Antonio International Airport has opened its expanded Terminal A, marking the first completed gate project within the airport’s $2.5 billion Elevate/SAT capital improvement program. Airport leaders describe the overall initiative as a long-term effort to modernize and enlarge the city’s primary air gateway.

The new Terminal A area, referred to as the Ground Load Facility, adds roughly 37,000 square feet to the existing terminal footprint. The expansion is configured to handle both domestic and international operations, providing additional ground-load gates and passenger areas designed to ease boarding and deplaning during peak travel periods.

To support international traffic, the Ground Load Facility includes a new federal inspection station for arriving passengers from abroad. This facility is intended to streamline customs and immigration processing by offering dedicated space for federal screening within the expanded terminal.

Passenger-facing amenities have also been enhanced as part of the Terminal A project. The expansion introduces new food and retail options, aiming to offer more choices for travelers while they wait for flights or during connections. These additions are integrated into the new concourse areas alongside the added gate capacity.

The Elevate/SAT capital improvement plan extends well beyond Terminal A. The multi-year program calls for upgrades to existing facilities and runways as the airport prepares for higher passenger volumes and evolving airline needs. A key component of the plan is the development of a new Terminal C, which is expected to significantly increase the airport’s overall capacity.

Terminal C is planned at approximately 850,000 square feet and is expected to accommodate up to 18 domestic and international gates once completed. According to current projections, the new terminal is estimated to open in 2028, positioning it as a major future phase of the Elevate/SAT initiative.

Design elements for the newer terminal environments emphasize a strong connection to the local setting. Planned terminal improvements highlight features such as indoor-outdoor transition spaces, the use of regional plants and limestone, and bridges, water elements, and walkways meant to evoke San Antonio’s River Walk. These touches are intended to create a more distinctive sense of place for passengers moving through the airport.

With the Ground Load Facility at Terminal A now in operation, San Antonio International Airport has taken its first tangible step in delivering on the broader Elevate/SAT capital plan. The completed expansion provides added gate capacity, improved processing for international passengers, and refreshed commercial offerings, while larger-scale upgrades, including Terminal C, move toward a planned 2028 opening.
