The $25 million portfolio buy shows continued investor appetite for experiential golf and resort assets in affluent, supply-constrained Mid-Atlantic markets, reinforcing the case for scale-driven operating platforms in hospitality.

VIVAMEE Hospitality, LLC has finalized the acquisition of two Mid-Atlantic golf and hospitality properties, Queenstown Harbor Golf Resort and The Golf Club at South River, in a combined transaction valued at $25 million.

The two-asset portfolio includes 54 holes of championship golf situated on more than 870 acres of waterfront and conservation-protected land. The assets are positioned in what is described as one of the most affluent and supply-constrained markets in the United States, underscoring the scarcity value of large-scale recreational and hospitality properties in this part of the Mid-Atlantic region.

The acquisition was executed by Accountable Equity, LLC, a firm focused on experiential hospitality real estate, acting through Capital H6, LLC. With the closing, both Queenstown Harbor Golf Resort and The Golf Club at South River are now integrated into the VIVAMEE Hospitality operating platform.

This transaction expands VIVAMEE Hospitality’s Mid-Atlantic footprint to a total of six resort properties and five championship golf courses across Maryland and New Jersey. The addition of these two golf and hospitality assets increases the scale of the platform and concentrates its exposure in coastal and near-coastal leisure destinations.

Queenstown Harbor Golf Resort is a 36-hole waterfront destination resort located on Maryland’s Eastern Shore. Its two courses contribute the majority of the portfolio’s 54 golf holes and are set on expansive waterfront land, part of the larger acreage identified as both waterfront and conservation-protected.

The Golf Club at South River is an 18-hole private membership club located near Annapolis. As part of the same portfolio transaction, it complements Queenstown Harbor by adding a private-club component to the overall golf offering now under the VIVAMEE umbrella.

By bringing Queenstown Harbor Golf Resort and The Golf Club at South River into a single hospitality platform, the new owner has assembled a multi-property resort and golf portfolio with a concentration in Maryland, alongside other holdings in New Jersey. The transaction highlights ongoing investment activity around experiential hospitality and golf-oriented resort assets in established, high-income markets.
