The former Macy’s building at The Shops at RedBird in Dallas is set to be demolished, clearing the way for a new healthcare-focused office complex. The onetime department store, located at 3350 W. Camp Wisdom Road, is one of many Macy’s locations that have either closed or been razed in recent years as the retailer has scaled back its brick-and-mortar footprint.
According to reporting cited from the Dallas Business Journal, demolition work on the property is scheduled to begin this summer. The plan calls for workers to remove nearly 53,000 square feet of the existing structure and redevelop the site into a 95,000-square-foot multi-tenant office complex. The redevelopment is budgeted at $9 million, with completion targeted for late next year.
Within the new complex, Children’s Health will establish a clinic occupying approximately 42,000 square feet on the first floor. The clinic will anchor the project and represents a significant healthcare use within what had previously been traditional retail space. In addition to Children’s Health, PNC Bank has also committed to a presence at The Shops at RedBird, further diversifying the property’s tenant mix.
The broader RedBird property has already been repositioned from its origins as a conventional shopping mall to a mixed-use environment with a range of service-oriented and institutional tenants. Existing occupants at the former mall include Crossroad Community Services, Dallas College and the Oak Cliff Chamber of Commerce, highlighting a shift toward education, community services and civic functions at the site.
Looking ahead, the next phase of the RedBird redevelopment is expected to concentrate on activating nearly 40 acres of former parking areas surrounding the main property. The vision for this land includes attracting additional retail users, and plans under consideration for the overall project may also incorporate a 200-room hotel and a grocery store. These potential additions would further expand the property’s mix of uses and continue the evolution of the former mall into a multi-dimensional destination.
The Macy’s demolition and subsequent conversion to a healthcare-oriented office complex marks another step in the ongoing transformation of The Shops at RedBird. By replacing a vacant department store with medical, financial and institutional users, the project reflects broader trends in repositioning legacy retail assets into community-serving and service-based uses.
