An 18-year renewal and fresh leasing at a newly renovated tower signal that well-located, upgraded offices in Washington’s core can still command long-term tenant commitments.

BXP has completed a $25 million renovation program at 901 New York Avenue, a 542,000-square-foot office tower in Washington, D.C.’s East End. The repositioning effort focused on enhancing the building’s amenities and overall experience, and the upgraded environment has been accompanied by leasing traction, with 41,000 square feet of new leases executed since BXP announced the repositioning strategy for the asset.

The building’s new lobby is a centerpiece of the renovation. It was designed by Sasaki and delivered in collaboration with HITT Contracting, which executed the build-out. The lobby work is part of the broader $25 million investment that BXP has made in 901 New York Avenue, aligning the property with expectations for a more highly amenitized office offering.

BXP partnered closely with long-standing client Finnegan, Henderson, Farabow, Garrett & Dunner, LLP in delivering the renovation. The law firm, a major occupant in the property, renewed its approximately 214,000-square-foot lease in January 2024. The renewal extends the firm’s eight-floor lease for an additional 18 years, underscoring its long-term commitment to the building following the capital investment.

901 New York Avenue is positioned in the heart of Washington, D.C. at the intersection of New York Avenue, Massachusetts Avenue, and K Street. The location places tenants between two of the city’s most prominent landmarks, the White House and the U.S. Capitol. The property also benefits from immediate proximity to the 2.3 million-square-foot Convention Center, which sits directly across the street.

By completing a sizable renovation and securing both new leasing activity and a long-term renewal from an existing tenant, BXP has repositioned 901 New York Avenue as a highly amenitized office option within the East End submarket. The combination of upgraded common areas, institutional sponsorship, and a central location in Washington, D.C.’s core underscores the property’s role as a large-scale office asset serving tenants seeking a long-duration presence in the market.
