Stanton Road Capital and Sansone Group have secured a major expansion by ARCO National Construction at Clayton Executive Center I in St. Louis, resulting in the property reaching full occupancy. The transaction backfills the building’s remaining vacancy and consolidates ARCO’s operations within the asset.

ARCO initially leased approximately 60,000 square feet in Clayton Executive Center I and has now expanded its premises by an additional 35,000 square feet. Following this latest transaction, the company occupies roughly 95,000 square feet in the building, bringing its footprint to the full property.

Clayton Executive Center is owned by an affiliate of Stanton Road Capital. The ownership engaged Sansone Group’s office brokerage team to complete the lease transaction, with the firm representing ownership in the deal. The expansion converts ARCO from a large tenant to the sole occupant of Clayton Executive Center I.

The property is located at 7930 Clayton Road and consists of two office buildings positioned within the Clayton submarket of St. Louis. With this lease, Clayton Executive Center I is now 100% occupied, while continuing to operate as part of the broader two-building office complex.

Sansone Group’s Tom Bajardi, CCIM, SIOR, represented ownership in the transaction. Commenting on the lease, he noted that ARCO’s decision to expand and occupy the full building reflects confidence in both the asset and the wider Clayton submarket. The deal underscores the significance of tenant expansions in stabilizing existing office properties.

The completed lease at Clayton Executive Center I adds to ARCO’s established presence in the area and affirms Stanton Road Capital’s strategy of maintaining institutional occupancy within its portfolio. With the building fully leased, the ownership and its brokerage team have solidified the property’s position within the Clayton office market.
