High occupancy at One Battery Park Plaza and new flex leases in Midtown East suggest well-located Manhattan offices can still achieve near-full lease-up despite broader market headwinds.

Flexible workspace provider Industrious is expanding its Manhattan footprint with two new locations that together span nearly 55,000 square feet in Midtown East and Lower Manhattan. The company has finalized commitments at Global Holdings’ 875 Third Ave. and at Rudin’s One Battery Park Plaza, extending its presence across two established office corridors and reinforcing demand for flexible office solutions in key business districts.

At 875 Third Ave., located along Manhattan’s Third Avenue office corridor, Industrious has leased approximately 28,000 square feet. The space encompasses the building’s sixth and seventh floors, positioning the operator within a multitenant office property that has been attracting renewed interest from occupiers. The deal adds another flexible workspace option for companies seeking move-in ready space in Midtown East, an area that continues to draw corporate users and professional services firms.

Industrious has also committed to a full-floor presence at One Battery Park Plaza, a prominent office property in Lower Manhattan. The company is leasing 26,781 square feet, bringing flexible workspace to the building’s tenant roster and contributing to its occupancy gains. This lease, together with a headquarters relocation by architecture and design studio Woods Bagot, has pushed One Battery Park Plaza to 99% leased, underscoring the property’s current leasing momentum.

Industrious leadership pointed to sustained interest from occupiers in this part of Midtown. Natalie Levine, director of real estate at Industrious, noted that there has been notable momentum along Third Avenue in recent years and that the firm has been closely tracking this activity. She added that the company has seen growing demand from businesses seeking flexible, high-quality space in Midtown, which helped inform the decision to expand at 875 Third Ave.

Ownership at One Battery Park Plaza highlighted the building’s performance as it nears full occupancy. Kevin Daly, vice president of office leasing at Rudin, said that achieving virtually full occupancy at the property reflects both the asset’s strength and the success of Rudin’s long-term ownership strategy. The addition of Industrious and Woods Bagot reinforces the building’s position as a well-leased office destination in Lower Manhattan.

Multiple brokerage teams were involved in arranging the leases. Daly represented Rudin in-house for One Battery Park Plaza. A JLL team of Paul Glickman, Diana Biasotti and Kristen Morgan represented Global Holdings in the 875 Third Ave. transaction. For the One Battery Park Plaza leases, Industrious was represented by Cushman & Wakefield brokers Justin Halpern, Ed Wartels and Benjamin Bouganim, while Cushman & Wakefield’s Gary Ceder and Robert Tanzmann represented Woods Bagot.
