Choate Construction Company has signed a headquarters lease at Terraces, a two-building Class-A office campus in Atlanta’s Perimeter submarket. The construction firm will relocate its corporate base to a 57,000-square-foot office within the complex, marking a significant commitment to the Perimeter area’s established business district.

Terraces totals 1 million square feet of Class-A office space and is organized as a two-building campus. Choate’s new headquarters will be located in North Terraces, one of the property’s two towers. The company, founded in 1989, plans to move more than 200 Atlanta-based employees into the new space, with occupancy targeted for the first quarter of 2027.

The campus rises 11 stories and is situated across from Perimeter Mall, placing it within one of the region’s most active mixed-use corridors. On-site amenities at Terraces include two restaurants, conference facilities, a fitness center, and multiple outdoor gathering areas designed to support tenant collaboration and employee wellness. These features position the property as a modern, amenitized office environment within the Perimeter submarket.

Terraces is currently reported to be 80% leased, indicating a relatively high level of tenant commitment at the campus. The addition of Choate’s headquarters lease further contributes to the asset’s occupancy profile and reinforces tenant demand for institutional-quality suburban office product in this location.

JLL’s Brooke Dewey and Glenn Aspinwall are responsible for leasing and marketing the property on behalf of MetLife Investment Management. Their role includes overseeing the positioning and tenant outreach for Terraces within the broader Atlanta office market. On the tenant side, Jeff Heller and John Winter of Stream Realty Partners represented Choate Construction Company’s interests in negotiating the headquarters relocation lease.

The move to North Terraces will consolidate Choate’s Atlanta-area workforce into a single, amenitized campus setting once the relocation is completed in early 2027. With this commitment, Choate is aligning its headquarters with a Class-A office asset that offers a combination of large floor plates, proximity to regional retail, and a range of on-site services that support day-to-day business operations.
